We are currently seeking a Multifamily Assistant Affordable Manager to work at a 406-unit apartment community in the heart of Waipahu on the island of Oahu. The Assistant Affordable Manager shall render all services and perform all duties as the Managing Agent’s (“Agent”) Representative to the Owner directly or Owner’s representative acting on behalf of the Owner. The Assistant Affordable Manager reports to and is accountable to his/her Team Leader. Generally, the Assistant Affordable Manager will do all things which are reasonably necessary to provide the Owner with competent and responsible management services.

Responsibilities:

  • Assist the Manager with providing team member leadership and oversight of all compliance activities to achieve a productive work environment to reach our investor, company, and management goals.
  • Assist the Manager with Rental unit & common area maintenance oversight and management of the maintenance staff.
  • Assist the Manager with Vacancy management.
  • Handle all affordable annual recertifications for the Hula Mae Multi-Family program.
  • Renewal rent increase management of current residents on the Hula Mae Multi-Family program. Sending letters conducting follow up interviews, TIC verifications, and drafting new renewal leases.
  • Manage all activities and functions of the 80% BMR (below market rent) program and reporting to Spectrum and HHFDC quarterly to ensure full compliance with the Hula Mae Multi-Family program.
  • Manage all activities and functions of the City & County Honolulu and State of Hawaii Section 8 programs, resident files, paperwork, inspections, and notice of rent changes to ensure full compliance.
  • Assist with property inspections, showings, and tours.
  • Assist with maintaining accurate property and tenant files and records in compliance with the Hula Mae Multi-Family program.
  • Assist with ensuring rental agreements are prepared accurately and timely.
  • Respond to new tenant leads.
  • Assist Manager with the responsibility of management presentations and reporting to owners monthly.
  • Assist the Oasis team with collection of the rent and other applicable fees striving to maximize gross income.
  • Assist Manager with legal case filings and uniform enforcement of rules and regulations.
  • Adheres to the policies and procedures manual.
  • Adheres to Company Mission, Credo, and Property Management Excellence.
  • Other duties as assigned.

Qualifications:

  • Property management experience – Minimum 3 yrs.
  • Hula Mae Multi-Family Bond, LIHTC and Section 8 housing experience required.
  • IREM designation ARM, CRM preferred.
  • Hawaii State real estate license preferred.
  • Experience and proficient at using Microsoft Applications (i.e., Excel, Word, PowerPoint, Outlook, Windows, PDF).
  • Valid driver’s license and use of automobile daily required.
  • Use of Yardi property management software.
  • Military leasing experience preferred.
  • Ability to handle various situations with clients, customers, co-workers, and the general public in a positive and helpful manner.
  • Possess a service-oriented attitude toward agencies and other team members within the company.
  • Effective communication and writing skills.
  • Strong Organizational skills.
  • Ability to provide exceptional customer service, maintain an immaculate environment, perform uniform enforcement of rules and regulations, and provide our residents with good neighbors.
